<p style="text-align: center;"><img src="/media/3942/ft4e1714_369x246.jpg" width="369" height="246" alt="Steph and Adriece"/></p>

<p>Soldiers returning from Afghanistan are being offered homes fit
for heroes.</p>

<p>Troops are marching to the front of the queue to buy affordable
new homes under a Government funded shared ownership scheme.</p>

<p>Among those who have already benefitted is Private Adriece
Williams, who has just moved into a stylish new home in Murdishaw,
near Runcorn, Cheshire, with his partner Stephanie Collins and
their four-month-old daughter Kyiah.</p>

<p>Adriece has just returned from a gruelling tour of Afghanistan
but one of the biggest surprises he had out there was a call from
his partner telling him she had found and reserved a two-bedroom
home for them.</p>

<p>"We didn't think we would be in a position to buy for a long
time," said Adriece. "When I got the call from Stephanie saying
that not only had she been looking for a house but that she'd found
a new one we could afford, I was amazed.</p>

<p>"It was a great feeling coming home from the war to move into
such a lovely house and peaceful area."</p>

<p>The couple had been living at Stephanie's parents' house and,
with a baby on the way, desperately wanted their own space.</p>

<p>The cost of buying seemed well beyond their means until their
estate agent told them about shared ownership, and they went to
view a property which had been developed by Liverpool Housing Trust
(LHT).</p>

<p>They fell in love with the home and applied through HomesHub,
which is part of the Plus Dane Group and the government's
affordable housing agent for Merseyside and Cheshire.</p>

<p>Through shared ownership, the couple bought a 45% share in the
property initially, meaning that they needed less of a deposit, and
a lower mortgage. They will pay a reduced rent on the remaining
share to LHT, until they decide to buy 100% of the home.</p>

<p>"I'm proud of us," added Stephanie, a local nursery assistant.
"We've done well for ourselves, there's not many people our age who
own their own home.&nbsp; I'd certainly advise others to look at
buying through HomesHub, there's no way we would have been able to
buy a home without their help."</p>

<p>The couple are now enjoying some time together, getting to know
their new baby. Although Adriece's job in Afghanistan is done he
plans to stay in the Army and build a career there.</p>

<p>"It's a great life in the Army," he said, "especially the
friendships you build with your mates, it's different to any other
job and I love it - but it's great being home with the family,
too."</p>

<p>LHT sales supervisor Louise Clifton said: "We have helped over
40 people to purchase their own home over the past year and it is
particularly rewarding to be able to see how these homes provide a
secure foundation for the future of families such as Adriece,
Stephanie and Kyiah."</p>

<p><img src="/media/3457/joshua and lisa willianson place_308x205.jpg" width="308" height="205" alt="Joshua and Lisa HBD"/></p>

<p>Joshua and Lucy are a pair of genuine lovebirds - but would have
never built their nest without the help of a government-backed
home-buying scheme.</p>

<p>Despite both being in good jobs, the cost of a house was beyond
the couple, who were living in cramped conditions with Joshua's
parents, dreaming of their own space.</p>

<p>Their dreams became a reality when they heard about HomesHub,
which helps working people in Merseyside and Cheshire who have been
priced out of the property market.&nbsp;</p>

<p>&nbsp; And within just one hour of hearing about a property for
sale via a loan to buy scheme, they decided to take the plunge.</p>

<p><em>&nbsp;"We met at Liverpool University but when the course
finished we wanted to be together but didn't want to waste money
renting,"</em> explained Joshua, 25.</p>

<p><em>"We moved in with my parents, which was a bit cramped as
there were five people in three bedrooms. We wanted our own place
but couldn't afford it - there didn't seem any way we would ever be
able to.</em></p>

<p><em>"As soon as a friend told me about HomesHub and the help you
get I went on their website and a property caught our eye. By the
time we got down to the office, the property had gone which was
really disappointing.</em></p>

<p><em>&nbsp;"There was two left on another development. We didn't
have time to think, it was ideal for us and we decided we needed to
do it."</em></p>

<p>&nbsp; The couple laugh about the day they decided to take the
home-buying plunge together.</p>

<p><em>&nbsp;"We took one hour to make the decision,"</em> added
Joshua. <em>"The people at HomesHub were amazed and kept asking if
we were sure we wanted to do this. We did, there was no other
way."</em></p>

<p>Through HomesHub, the couple were able to access an affordable
loan for 30% of the property's value through the <a
href="/help-to-buy/homebuy-direct.aspx"
title="HomeBuy Direct">HomeBuy Direct</a> scheme,&nbsp;which
enabled them to get a 70% mortgage and the keys to the door of a
new three-bedroom house at the Williamson Place development in
Kensington, Liverpool.</p>

<p><em>&nbsp;"We love our new home,"</em> said Lucy, 27, an IT
support worker. <em>"It's just 10 minutes from my work, 25 minutes
from Joshua's and close to shops and the city centre. There's a big
kitchen, lovely big garden, it's perfect."</em></p>

<p><em>&nbsp;"The whole process of buying the house was really
straightforward and the HomesHub people were brilliant at answering
any questions we had.</em></p>

<p><em>&nbsp;"And because we paid our deposit with an affordable
loan, the money we had saved up we used to buy the furniture we
needed."</em></p>

<p>Joshua, a teacher who in his spare time works on an allotment
bringing home food for Lucy to cook, is recommending HomesHub to
his friends.</p>

<p><em>&nbsp;"HomesHub makes owning a home affordable and buying a
home is much better idea in the long run. A lot of our friends live
round here and are all renting, throwing money away."</em></p>

<p><em>&nbsp;"HomesHub gave us the opportunity to move, we wouldn't
have been able to do it without their help. The next step for us
would be to get married, but at the moment we can't afford
it."</em></p>

<p>&nbsp;Sadly, HomesHub, which is part of the Plus Dane Group,
cannot help with this stage of Joshua and Lucy's love story but
with new developments opening up in Liverpool and Warrington soon,
more couples will shortly be taking the home-buying plunge.</p>

href="/help-to-buy/homebuy-direct.aspx"
title="HomeBuy Direct">HomeBuy Direct</a> scheme,&nbsp;which
enabled them to get a 70% mortgage and the keys to the door of a
new three-bedroom house at the Williamson Place development in
Kensington, Liverpool.</p>

<p>The government announced last week the launch of a new scheme to
help first time buyers, <strong>FirstBuy HomeBuy</strong>.</p>

<p>The scheme is designed to help those struggling to buy a home,
and works in a similar way to HomeBuy Direct. If you qualify for
help, you could receive a equity loan of up to 20% of the property
value, with nothing to pay for the first 5 years. This will be
available on new build properties only.</p>

<p>In year six, a fee is collected of 1.75% of the market value of
the property at the time the loan is entered into, multiplied by
the outstanding percentage under the equity loan, rising after year
6 at RPI + 1% p.a.</p>

<p>The equity loan is part funded by the&nbsp;government, and part
funded by the developer.</p>

<p>We are now awaiting details of where this new scheme will be
offered throughout Merseyside and Cheshire. In the meantime, we
urge anyone who is interested to consider the <a
href="/help-to-buy/homebuy-direct.aspx"
title="HomeBuy Direct">HomeBuy Direct</a> properties, details
of&nbsp;which are currently available through our property search.
HomeBuy Direct works in exactly the same way, but you could receive

<p>HomesHub launched a brand new development, Jack Lee Mill, on Sat
26th March. The development is situated in Macclesfield, and
benefits from excellent features, including flooring and white

attracted a number of visitors to the event. The highly desirable
one bedroom apartment on the top floor, which features a large
balcony, has already been snapped up.</p>

<p>Joanne Morfee, Sales &amp; Marketing Coordinator, commented:
'This is an ideal time for those who want to buy an affordable home
to invest. Interest rates are low, and these properties are
available through shared ownership, meaning you need a smaller

£55,000 for a 50% share, I would advise anyone who is interested to

<p>FOUR new build homes in Sandbach's stunning Hop Yard development
are to be made available to buy under a government-backed scheme <a
href="/help-to-buy/shared-ownership-.aspx"
target="_blank" title="New Build HomeBuy / shared ownership">shared
ownership</a> to help local first time buyers to get on the
property ladder.</p>

<p>The scheme allows you to buy a share of the property, between
25%-75, and then pay a below-market-rate rent on the remaining
share. You can then buy more shares at any time, up to 100%, when
you are ready.</p>

<p>The four two-bedroom homes, which have off-road parking and
gardens to the rear, are available from just £67,500 for a 50%
share<strong>.</strong></p>

<p>They are being sold through HomesHub, the government's HomeBuy
Agent for Cheshire and Merseyside, which is part of the Plus Dane
Group.</p>

<p>&nbsp;HomesHub's <strong>Sales &amp; Marketing Coordinator,
Jo</strong> Morfee, said: "First time buyers typically have to find
a smaller deposit than they would normally, and pay a reduced rent
on the remaining share, which is retained by Plus Dane Group.</p>

<p>&nbsp;"You can buy more shares when&nbsp;you can afford them and
eventually own the whole property if you want to.&nbsp; You are also
free to sell the share on the open market if&nbsp;you want to move
on.</p>

<p>&nbsp;"At a time when local people are struggling to get on the
property ladder in Sandbach because they can't afford the large
deposits, or are finding they can't meet mortgage criteria, this
offers a great way to take the plunge and enjoy the benefits of
owning and investing in your own home."</p>

<p>&nbsp; The homes, in Chapel Street, have been built to a very
high specification by Seddon's, with a focus on exceptional
interior finishes.&nbsp; The design blends new build features with
a traditional feel.</p>

<p>&nbsp; One person who has been helped through the HomesHub
process is Philip Brown.</p>

<p>The 28-year-old security officer, who has moved into a new build
house in Ellesmere Port, said: "Without HomesHub I wouldn't be able
to get on the property ladder, it's been a massive help.</p>

<p>&nbsp;"It was a great feeling to get the keys and step through
the door of my own home."</p>

<p>Geoff Scotton, 40, was losing hope of finding a affordable place
to live with his son Alex, 18. A former gardener, who now supports
local people into work, Geoff had recently been divorced and was
struggling financially.</p>

<p>"I was going through a marriage separation and had to find a new
place," Geoff explains. "I was in a state and didn't know if I was
going backwards or forwards. I'd come from a life where I had a
nice house, a garden - a lovely home. All of a sudden I was looking
at grotty bedsits because I couldn't afford to buy."</p>

<p>Then Geoff learned about Rent-to-HomeBuy, a scheme which enables
customers to rent at typically 20% less than market rate for five
years before they decide whether to buy through shared
ownership.</p>

<p>Geoff contacted HomesHub, part of Plus Dane Group and the
government's HomeBuy Agent for Cheshire and Merseyside - and was
guided through the full process with expert advice and support.
Geoff now rents a newly built two-bedroom home in Netherton,
Liverpool - which he is delighted with. "As soon as I saw the house
I fell in love with it. By the time I saw the living room - and the
way it opens out onto the garden - I had to have it," he says.</p>

<p>Finding the security of a quality new home, within his budget,
has given Geoff new confidence and a positive outlook on his
future. He told us: "If it wasn't for HomesHub, I don't know what I
would have done. Being here is the best therapy I could have wished
for. I've been helped enormously by the Rent-to-HomeBuy scheme. I
would say to anyone who is in a similar position to the one I was
in, to look at Rent-to-HomeBuy. It has worked brilliantly for
me."</p>

<p>The scheme - allows people to buy a share of between
25%-75%&nbsp; to move in. Customers typically lay down a smaller
deposit than they would normally and pay a reduced rent on the
remaining share, which is owned by a housing association.</p>

<p>You can buy more shares as you can afford them and eventually
own the whole property if you want to. You are also free to sell
the share on the open market if you want to move on.</p>

<p>Shared ownership suited Philip perfectly and he was able to buy
a newly built home at the attractive Great Hall development in
Ellesmere Port. HomesHub, part of Plus Dane Group and the
government's HomeBuy Agent for Merseyside &amp; Cheshire, guided
Philip through the full application and purchase process.</p>

<p>"It was a great feeling to get the keys and step through the
door of my own home again after having to live with my parents for
so long.</p>

<p>"I got some inflatable chairs, invited some mates over and we
had a little party. I finally feel as if I'm back on track."</p>

<p>Philip's work keeps him busy but he's looking forward to putting
his personal touches to the semi-detached property, which is valued
at around £117,000.</p>

<p>"It's great that it's a new build and I don't have to do it up.
Everything from the windows, the plastering, the central heating,
the painting is done. There's a nice kitchen built in including a
great cooker, so I have to do very little apart from choose my
carpets and move my stuff in.</p>

<p>"It's a blank canvas that I can make my own."</p>

<p>And the fact he was able to choose a house just 15 minutes from
his workplace and close to friends, one of whom has also bought on
the estate means there will be more time for his beloved social
life.</p>

<p>"It's an ideal place to live, I'd like to own it 100% one day,"
he says. "I'm just saving now and waiting for my wages to go up,
which makes the shared ownership option even more valuable."</p>

<p style="text-align: center">As a security specialist, Philip
Brown is someone used to being in control, his job is to plan for
trouble and deal with it effectively.</p>

<p>But the sporty 28-year-old was left feeling decidedly insecure
when a long-term relationship broke down six years ago and he was
forced to give up the home he owned with his ex partner and move
back in with his parents.</p>

<p>"It was not ideal but the only option at the time," he says. "I
wanted to own a home but the housing market was going bananas and
there was no way I could afford to buy."</p>

<p>As time went on Philip was beginning to think he'd never find
the home he dreamed of until he heard of HomesHub and learned about
shared ownership&nbsp; through their website.</p>
